Project Summary:

On May 11, 2026, Core Building Inspections performed a Commercial Building Inspection at 831 West White Horse Pike in Egg Harbor City, New Jersey. The approximately 8,000-square-foot commercial property was operating as an automotive service center at the time of the assessment.

The assessment was performed to provide the client with an independent evaluation of the property’s readily accessible physical condition and to identify significant deficiencies, deferred maintenance, and anticipated repair or replacement needs.

Scope of the Commercial Building Inspection

The Commercial Building Inspection included a visual, non-invasive evaluation of the automotive property’s major systems and components. The scope included the following:

  • Visible evidence of moisture intrusion, material deterioration, and deferred maintenance
  • General accessibility conditions observed during the property walkthrough
  • Readily observable conditions associated with the property’s use as an automotive service facility

Commercial Building Inspection Methodology

The assessment was conducted through a visual property walkthrough and evaluation of readily accessible building systems and components. Representative photographs were taken to document the observed conditions and support the findings presented in the Report.

The Commercial Building Inspection was performed in general accordance with the framework of ASTM E2018-24, Standard Guide for Property Condition Assessments: Baseline Property Condition Assessment Process. This process helps commercial real estate buyers, investors, lenders, and property owners understand a property’s current physical condition and foreseeable capital needs.

The assessment was not a technically exhaustive evaluation, building-code inspection, structural engineering analysis, environmental assessment, or guarantee of future system performance. Concealed components and inaccessible areas were not disturbed or evaluated.

Automotive properties may present environmental considerations related to current and historical operations, including petroleum products, automotive fluids, floor drains, storage tanks, waste handling, hydraulic equipment, and previous releases. These conditions are outside the scope of a standard Property Condition Assessment and are more appropriately evaluated through a Phase I Environmental Site Assessment or other specialized environmental due-diligence services.

Report and Capital Planning Objectives

Following the site assessment, Core Building Inspections prepared a written Property Condition Report documenting representative observations and recommendations. The report was intended to help the client:
